Windows and Framing - Check!

June 14, 2012 - They wrapped up framing on June 14, 2012.  The house went up really, really fast!  Today was a busy day.  I met our project manager, Josh, at the house at 10am to place the additional windows that we purchased.  Note: We were told that the framing for the additional windows would be placed according to the blueprints and that we could have them moved after they had been framed.  The framers were on a roll that day and had already installed the windows before I met with Josh.  Josh marked the spots where we wanted to have the windows placed and they were moved and sealed by the end of the day!

  1. Maria, your home looks fabulous! I love the creative touches with the window placements! Have you counted the number of windows you have? We have 29 windows in our Rome and I am sure you you many more with the Avalon. :-)

    1. Hi Nadase, Thanks! It is coming along. I have not counted the windows. I'll have to do that when I stop by there tomorrow. I can't imagine how much it will cost in 10-20 years when it's time to replace them!

    1. The good news is that you will have a warranty. Mike (http://daytonyorkshire.blogspot.com/) was telling me that the windows he and I are getting have 5 years of full coverage, 5-10 years of material coverage (no labor), and 10-20 year prorated coverage (don't quote me on that though).

Got to say your house is looking sweet!

    2. Thanks Thomas! We are actually taking advantage of our 10 year warranty in our current house. We have Patriot windows that are 8 1/2 years old and most of them are leaking at the seal. They are going to replace the bottom half of all of the windows that are leaking. The only downfall is that we have to install them, but it beats paying out of pocket for new windows!

  3. It is so exciting watching the progress on another Avalon...bringing back some great memories. As large as the Avalon is it is amazing how fast the framing gets done. What windows did you move? I couldn't tell from the pictures and I was hard pressed to picture a place where windows don't exist. You will have a heart attack when you get around to counting the windows...especially when you think about window treatments. We now have blinds on all our windows...ugggh...that was a major expense...make sure you plan for that after you move in...I forget the exact count...over 50 though!!!

Now that the framing is completed the house will be swarming with electrician's, plumbers, and HVAC workers...all at the same time...it is quite a dance and hopefully they work well together since in a few places they are competing for the same space.

After all that work is done and before the insulation goes in, take high resolution pictures of all the walls of every room so you have documentation of where everything is located...we took video of it all along with the pictures...we have referred back to them numerous times.

    1. Hi BD, I added two windows to the side of the formal living room to add more light (we saw this in the model). We also added a window to bedroom #3, because the room was so long (we closed our 2-story family room in like the model in our area)! http://ryanhomesjourney.blogspot.com/2012/05/beginning-stages-of-planning-for-our.html The house is surrounded by trees, so there will be a lot of shade... almost too much! Taking video is a great idea. I will have to get over there next week with the video camera. I have referred to your blog many times for pictures and ideas! I took your advice and deleted the runner from the stairs.
